Is there something I can do legally and morally that would solve this problem?

this will all hing on whether a lender will go with someone who has no rental property experience.. on a deal that big.I don't know its not my area of expertise.. however generally speaking I would want to know the qualifications to get a loan of that size before I wasted a ton of time looking and analyzing anything.. or simply put a ton of equity in .. equity solves the experience issues many times.. max debt and min equity I think experience matters. 

I may have some options to assist you with or a couple pointers on how to solve in your local market depending on the answers.  

I use the teams I work with to get to the root problem and solve it by using everyones ideas uniquely.  

Literally every project I learn a load of new things that I just never had to deal with before and be prepared to problem solve on the fly.

It's not so important to solving your problems here. 

It was stressful at a few points while I had to quickly problem solve, but it has worked out so far!
