I'm not sure what you're gaining if you were to keep her, other than additional drama/headache for the same exact amount of money.And if she feels so strongly that she is offering to break lease so you can keep the deposit, is that a tenant you really want to force locked in your lease?

If S8 is not rising annually you need to drop all S8 tenants and get out of the system.If there is no additional financial benefit to renting S8 ther eis zero incentiveto be in th eprogram...except maybe for disconnected landlords.

I'm about 7 days away from closing on my first real estate deal and the thought occurred to me that instead of wasting time (and closing costs) dealing with a bank for the initial loan, I could simply use myself as the source of "private money" for the entire purchase (~40k) for a home that I intend to rehab.The rehab is expected to take 3-4 weeks and I already have a reputable contractor with a written estimate in hand and the cost will be a ~25k additional (worst case) on top of that.
