They failed to pay the rent this month due on the first and started ignoring my mails, texts and calls.

Many do it and fail but you don't hear it as much on here because it is not sexy to talk about failures of OOS investing, it is only sexy to talk about how many hundreds of doors you add to the portfolio.

Too many Agents, fail to create routine in their day do not make that mistake.

In addition to possibly not selling, you have to deal with city bureaucracy, extensive crime, inept contractors, crooks and a thousand other things aimed directly in your direction designed to make you fail.

Where does it fail?

Know that you will inevitably face rejected offers, sellers who back out, deals fall through in failed due diligence, investment partners get cold feet, lender doesn't come through with an 11th hour rejection, etc. 

“Defendant has not only breached the lease agreement by failing to make rental payment due on Feb. 1st and March 1st, but defendant has also failed to vacate the property and make any rental payments for the time he has failed to vacate the property beyond the lease terms,’’ the lawsuit said.

I've had many wholesalers send me deals and this is where they FAIL tremendously.

The real question is does the deal make sense even if the business plan or operator fails?
