Most new investors believe that a certain amount of cash flow will qualify a deal to be a "good one" and focus on becoming an expert in cash flow anaysis.

I did go through 2 evictions in NY (one in Queens and the other Upstate), one took 6 months and the other took 9 months.

Most of the turn key providers I observe are turning out entry level housing options and marketing to out of state investors who are priced out of owning investment real estate in their hometown market.

I get it though for those that are in STR espiecally those that got in with great pricing etc etc.

Are builders in Central Florida becoming even more delusional when it comes to price of new build homes.

This occured in 2017.

Hello everyone, just wondering which B and C class neighborhoods in Cincinnati would be profitable to look at for a potential house buying and hold investment.

Would it be allowed, and could you make money if you combined 2 pairs of units into bigger units and converted the building in to a fourplex?

I would be hesitant to want to share anything in a less desirable area.
