Pay your credit cards down to 28% of the credit limit and make your payments on time.  

If you plan on using credit cards, have a separate and exclusive credit card account as well for the rental property.

I think congress forgets you can't spend your way out of debt (including nearly 20 years of war that we "put on the credit card" rather than pay for it as we spent it). 

There was little to no closing costs on the heloc... and they more you pay it down the smaller your minimum monthly payment is.... like a credit card.
