I always thought I would want to go the duplex route but now I feel like I have over analyzed everything and I'm at a stand still. 

I am not licensed, as I don't have to as an investor (and as it doesn't limit me quite as much if I was licensed), but it appears to me that this is a contract and whatever the contract says stands.
