If they are limited in time and money, that might put too much strain while you figure out the partnership details.With business relationships, make sure the money people are protected with insurance should the labor part of the deal get hit by a bus.The biggest thing for me, a track record for resolving conflict.

Unfortunately, we found out about an obscure rule that says if you complete more than $1000 of repairs in labor/materials outside of work done by a licensed contractor, you have to wait a full year before you can sell or rent it.

So this means you do need to front the labor and materials cost and be reimbursed by your hard money lender, otherwise, your contractor will become frustrated waiting to get paid while you order the inspection and then wait to get the money for you to pay them.

Construction labor costs are very regionally specific, and level of renovation is also determined by the neighborhood.Also a gut rehab is a very tough starting point but you will learn a ton from teh process.Based on your area of the country houses may be OLD which generally means plumbing, electric, HVAC, which means sheetrock and insulation.
