There are a LOT of things that might look great in an online listing, but that have plenty you notice if you go in person that you didn't see in photos or descriptions.

Potential tenants would have to read the description tu understand why you are higher.

Buildings older than 15 to 20 years tend to fit that description more.When I buy sites we sell some of them after owning a few months to another developer that the tenant prefers or the tenant itself.

Any ideas besides writing it down on the Description field?

I do not record these elsewhere until tax time.I use a google doc for each property with columns for date, description, amount and that is it.

I reply, basically repeating the description in the listing.

Not all contractors will answer the phone, or want to give you an estimate based on description or picture, but if you call enough you will definitely find some that will.
