Hi,I have a fully furnished apartment that I rent by the academic term and over the summer.

We are attracted to the Salt Lake area for many reasons including growth in business & population, international airport, outdoor culture, universities, no rent control and a long but manageable drive from the Bay Area.

Internal mortgage company AVMs are all crap too.

Also Grandview areas around the International House of Prayer.  

Not to mention that our internal construction arm, Whitehaven Construction, will be installing absolute top-of-the-line kitchens, baths, and fixtures.

You are limited to the index funds that they provide which consist basically of the domestic market index, international index, bonds and fixed income.  

It has been tough since I'm just at the cusp of income and savings that keeps me out the majority of 3 and 4-plexes that come on MLS.I want to go as big as possible with the FHA since it is kind of a one-time-deal in the area you purchase, and I want to maximize my internal-rate-of-return while eliminating my monthly rent. 

I wouldnt go off brand on the faucet -- stick with Moen/Delta and you can have the valves rebuilt/retrimmed out years down the road for a fraction of the labor/cost to have them replaced when their internals start to fail.If the toilet is old - Pro flow toilets at Ferguson Supply are a great bet - reasonably priced and they work -- no callbacks about plugged up toilets.If you're worried about the floor you could always lay some luxury vinyl plank flooring over the top - either glue down or the snap fit as long as you get the water resistant material.  

“Insurance is not covering mold related litigation.If someone falls through your stairs and the court finds you are at fault because of the nature of the structure or maintenance, your insurance will likely not cover you at all (this is an internal “threat” to your rental and other assets).
