As far as the title company is concerned; I assume your comment was inferring that the title company only deals with title transfers etc, and since there is no transfer during the option agreement, the title company is not relevant in that part of the transaction.

The month to month lease they are on is not relevant - they need to give you 60 days notice before ending their monthly tenancy.

I would think the groups that are relevant to you would depend on what you are trying to do.  

So my wife an I have a single investment property that we rent, not necessarily relevant to this question though.
