@Jaron Walling I'm not an attorney but I have witnessed many judgments being dismissed in BK court or at best being settled for pennies. 

Pets can obviously cause some serious damage to a property whether that is flooring, walls, or even the physical appearance of the back yard. 

Walls, walls near windows, doors, and foundation itself have cracked substantially over time.

In my experience, furniture is a lot easier to damage than walls and flooring, but what counts as damage versus wear and tear can be a little more subjective for furniture.I don't think it ups the value enough to make it worth it.
