The IRS has seen a noticeable drain of their auditors who had the most longevity and are now trying to cope with mediocre, second string employees.  

For employee deferrals, you can contribute up to $18,000 of your declared income ($24K if you are age 50 or older), which would be the net operating income less the full 15.3% of employer and employee self-employment taxes.

If we were to build, we would be self performing everything, no subs, all in-house employees (frankly, it's not that hard), financials might be a problem, it is not as strong to build a 1-2M project - gross receipts around 300-400k this year if I were to guess and 290k from march 2014-aug 2014 (our 2014 fiscal year), license and insurance is fine, experience??

hi heather. many bookstores and stationary places have the necessary documents you are looking for. office max, office depot, etc. but, some counties do not accept these. some county clerks require exactly what they want in order to complete your transaction. i would start by going to the county clerks office and ask them for all the papers you will need to complete this transaction. they can be very helpful at times even though they are state employees.......lol
