Hi Alvaro,If you add or extend any electrical for the new kitchen, they may also make you bring the electrical system up to code regarding AFCI/GFCI, Tamper Resistant electrical outlets, etc...You might want to talk to an electrician about that cost also.Good Luck!

Does anyone know of a property management company in the Durham, NC area that does lease and release?

To answer a bit further, the DFW market will not cease to grow as we have too many corporation headquarters, divisions, data centers, and re-leasing happening that will only increase the population and economy. 

I'm realizing that all the levels of approvals may have me holding onto the property for an extended amount of time, tying up my funds for additional deals. 

Also, if my PALs release is in excess of my income (say $200k in PALs and $110k income), does excess carry over to the next year?

@Chris Puntini well I attempted to drop the deal but the the seller insisted on extending the inspection period until Saturday so I can get estimates.

This is my first purchase so I want to make sure that I don't over extend, however it seems like a really good deal.

Should I have the new tenant sign something that says they will take them down/return wall to original state upon move out and also release me from any liability if there was every an issue with them?

Options:  make the repairs prior to closing, do a contract addendum and extend the closing date, reduce your sales price accordingly.
