There are a crazy number of reasons why a property you think is available isn't.  

However, due to the high interest rate, the property doesn’t cash flow — if I moved out and rented it as one unit, it would still be losing a couple hundred dollars a month.I’ve saved enough for a down payment on a second property hopefully within the next 1-2 years and also opened a HELOC on my current home to cover any potential repairs or upgrades on the next.

Find an undervalued/distressed property...rehab it to rent out every available part (each bedroom separate, driveway/lot space for long term storage of boats/RV's whatever, rent out the garage separate as shop/storage space) you can to drive up revenue to fund the reno's and live in one room/unit for free while you reno the place. 

The Property Code (§92.104) does allow deductions, but only if you can substantiate them.You may need to replace them and eat the cost if you can’t prove it was pre-existing.

Since companies have (relatively) short lifespans, tenants will need replacement jobs multiple times over your (property) hold time.

Then there was the ones who didn’t feel like living there anymore and found a replacement student without notifying the Property Manager.
