Not to be a Debbie Downer, but I have a serious medical condition that will shorten my life a good bit. 

Just go to a mainstream brokerage. 

They did so well that they were able to buy a Mercedes S Class for themselves while all three of their kids were in medical school! 

Recently graduated from medical school, general practice. 300k student loan debt, several loan at 7.9%.

@David  I fully understand that just because it's not reported doesn't mean it doesn't exist I'm just trying to find ways to clear up some of the things off my credit reports IE medical bills Etc in order to raise my reported score@Bob what did you base your dispute off of?

I'm a 32 year old IT professional supporting the back end of a large academic medical center in NH.

Besides Multifamily, we've invested in industrial, commercial as well as medical office buildings.

It's off to a great start so myself and a buddy of mine are looking to acquire a property in Jackson, MS where he's currently doing his medical residency at UMMC. 

Looking for comments on what I have so far and what has worked well for you.Here is what I have so far:-Complete the rental application in full, no false information-View the property in person-Ability to pay deposit and first months rent within 24 hours of approval-Household income of at least 3x rent-1 year of stable documented income (job, govt assistance, ect)-Positive rental history or cosigner that meets all requirements -No landlord tenant issues (judgement, evictions, broken leases, damages, ect) for 5 years-Current on all bills (excluding medical)What are your thoughts?

The university boasts an in-demand undergraduate program, excellent medical school, top business and law schools, as well as other great graduate programs.
