I'm factoring in my HELOC interest payments, which gets me close to using the balance of the difference.I'm looking to pay down my HELOC investment, and make some improvements to get this into a cash flowing position. 

I know some investors who do more commercial deals hold longer seller financing notes.

@Charlotte Wilson there is something called Rentometer online to compare rents.

We were able to negotiate great seller finance terms with 20% down, a 4% interest rate for the first 2 years, and a 5% interest rate for the remaining 8 years, fully interest-only.
