Good thing we check ourselves rather than calling a repairman and reprimanded them for their sloppiness.Then, I tend to rent to older blue collar guys who can take care of things themselves, and charged them cheaper rent.

This may work for a single family house but in an apartment complex it creates a perverse incentive not to pay rent especially in a low income blue collar small community rental properties.I have a 21 unit apartment complex where the previous owners offered generously cash-for-keys.

But, that area is full of blue collar workers and retail workers, lots of medical facilities, etc., which equals a lot of renters.
