I just bought some places in Missouri, where I've had to get some trouble tenants out, and discovered it wasn't nearly as easy as Colorado and Idaho had been for me;  so I'm learning about a due diligence I had forgotten about!  

These are obviously big red flags and the only reason I am considering this tenant is their co-signer family member.

There are some Property Investment co here that offer warranties for their properties.

In Denver area a water tap is $25k plus install, sewer tap is $12k plus install.... getting past $40k quickly...if you are going to rent then maybe try to save some cash on this remodel and keep for the remodel before you sell?  

Sometimes I browse Racine Co foreclosures but since I'm not a local and it's a tepid market, it's hard to tell the champions from the nags.I am not so sure about your self-help eviction strategy.

In PA alone there is a 100 year supply, not counting all the gas in the Dakotas, TX, CO and other places.

CO and AZ have no minimums, I saw just this week an offer come in with $150 EM.
