This seems to be an old thread but for those newbies who follow it I'd add to Mike's words that if you plan to do any long-distance landlording, consult with local reputable property managers who can guide you through the areas that fit your budget and is decent enough to do business in, so you won't end up in a war zone.

In our past experience with brokers, they have always brought quantity and tried to force us to change our lending criteria to fit - which wastes both of our time and effort because we have criteria for a reason.

Kyle, I would ask around at REI club meetings, and network with agents and investors, to find a good local brokerage where you will only pay small flat rate commissions, and are pretty much 'left alone' to conduct your business as you see fit.
