Is it recommended to carpet the second floor of a duplex to try to lessen the noise? 

Especially useful when we need to lock in our end buyerAs far as note buying...I'm all ears.

Thats a great point Wayne as a practical matter I dont think any practical investor would consider making any Lease Option Deal in anything but a Rising Market.I hear some noises that things are slowing turning around in S calif .I'll believe it when I see it.Im I wrong in saying it would be crazy to do Lease Option/Sandwich Lease in a Declining Market,,,??

I will continue to read every guide I can access on this website, but if you have any other guidance for an aspiring newbie, I'm all ears.

Biggest thing is, if you aren't currently doing deals, for instance I have no money for downpayments currently, so my goal is to learn as much as possible while trying to keep my ears and eyes open for good deals to come my way.

As a Property Manager I don't want to make my position obsolete but assigning the best applicant to handle some Mngt duties for a discount rent might just give you eyes and ears on your property.
