I can express my opinion of  Realty Shares and Realty Mogul platforms, but not the investments on those platforms.  

Real estate investments usually need 'hands-on' management unless of course you can afford expert and dedicate management.

Actually the lead costs charged to the lenders on that platform are burdened out in the pricing analytics and fully paid fir by the borrowers that use the lenders on the platform .
