I know that in some states you are required to hold their possessions for a certain amount of time and after that point you can sell or dispose of them as you please.

What are the critical 'traits/skills' the right agent should possess?  

@Westlake John I have a friend who owns property near hospital and medical school and a good majority of his tenants are students/residents.

The market has students sign year long leases even knowing most will move home for the summer and the unit will be empty (so it/when rehabbing is desired, the possibility exists to update it and use it as a perk to keep the same tenant).

Murder and drug possession are two very different charges though, and I doubt it would be that easy for you. 

A lot of flight students do the house-hacking method with a SFR, that’s what I’m currently doing (Yeah, few quality multi’s down here).

Instead of having cash to move, maybe they get an eviction on their record, or become homeless, or loose all their possessions that get set out on the curb. 

Either buy a “decent” DSCR camera or ask a local photo student to take pictures with different exposures.
