That being said, without my housekeeper I would be dead in the water as they are who are going to provide me with the info I need for general maintenance and secure my confidence that my guests will be coming into a clean and ready home.  

How did you know this property was a good fit for brrrr instead of regular flipping?

@Ryan Slicer,If you are doing a fix & flip on regular and repeated basis - that means that you are in a flipping business.

The renter basically stopped maintaining the yard and if you arent doing a drive by regularly you won’t know.

I ran the regular background check to make sure ZIllow's report was on par and it was.

I have a full time job and provide 95% of our household income so the majority of the real estate work/classwork will have to be done outside of regular business hours (mon-fri 8-4 for me), at least for the time being. 

Email blasts go out regularly to the entire brokerage community, and to all the agents in my office.

Cuz if you have a good inspector it would provide a lot of security for the buyer to see a rare clean inspection report.

Regular office when economy goes down business owners take less space, move to cheaper warehouse space, move to their house office to save money.
