@Mike Williams I can second @Michael Bowie on his advice for STRs or "vacation rentals". 

Currently they have an offer but I am just happy I got off my duff during my 2 week vacation.

There’s no guarantee this will happen but would want to share a wall with a vacation rental?

We normally farm this stuff out but this one is very close to our residence and we are going to try and make it a vacation rental. 

If that money doesn't "matter", use it to fund some kick *** vacations.  

I have a family member with a one-time significant amount of money that wants to get into investing, that isn't opposed to partnering and wants to rent my house but only at break even......but they also want to invest in a vacation home on the east coast by the ocean ( I personally think its a bad move).

The property has since increased 82% in value, we use it frequently as a family for vacations and weekend get aways, greatly minimized my RMD requirement, break even each year on my taxes, etc.

Seems that you would need an additional living space like a TV-free "living room" (something I had in the midwest growing up, but aint nobody got space or $$$ for that in California) or a finished basement (another non-existent luxury where I live) if you want an additional living space to spread people out.
