Never used Lead Propeller, but from what I can see, they don't offer any sort of PPC integrated.  

I'm still learning too, but here's where I get most of my info from:-Talk to every broker and lender that you can get an appointment with, tell them about your situation and see what they offer you.

The seller has said she would sell if we can offer $55k in all cash...which is a good deal if I was interested in buy and hold, but that price doesn't work since I am trying to wholesale this propertyWith all that being said, I'm looking for some advice on other ways to make this work and help out the seller.

@Ryan Redenius, there are multiple offers on the building, you'll have to pay over 580K to get it.  

Offer to help them by advertising the unit if they are friends, but this is really their problem to fix.  

I much preferred staying at Hurricane which offers all of the stores and chain restaurants. 

Always remember to do the math analysis and try to look at your prospective properties before you make an offer or at least try to add a clause in the sales contract that would give you the time (about 15 days) to make a detailed inspection and possibly back out of the deal without a penalty that will not hurt you too much.I am 59 years old and I found BP about a year ago and I am still trying to decide what to do.
