Question for the group, im contemplating buying a three unit but the deciding factor on whether this cash flows is what I could  rent out a 2,500 sf brick garage for? 

Do you have any recommendations for this tenant if we should ask for security deposit on the new lease?  

Was unaware of the insurance aspect.Today I have a program for them for investing that allows handsome returns without collecting interest on their end so compliant again..

So first you need to fully educate yourself on how seller finance works, what problems it can solve, and how to structure it to be beneficial to all parties.

@Danny Mendez Absolutely possible to sell tenant-occupied properties on the MLS — we’ve done it many times in DFW. 

You may be a solution via taking it on seller financing. 

I mainly focus on out-of-county opportunities myself and have found a multi-layered marketing approach most effective.

I’m trying to start off on the right foot and minimize mistakes on this first one.
