Mobile Home University should be tops on your to do list.

@Jonathan Balos  A person could do this anywhere there is a large industry (refinery, factory, military base, university, etc) in a relatively small community. 

A little background: I graduated from University of San Diego's Real Estate Program and have been working as a Commercial Real Estate Broker's assistant for about 2 years now.

For example, campus rentals near Ohio State as it is one of the largest universities in the country and only continues to expand (education is not going anywhere).

The universe seems to have kept me here in the near term, so I needed to figure out a way to afford living here.My commute affords me the ability to catch 1 or 2 BP podcasts daily - in between Duolingo sessions, so I've been trying to learn the best I can over the past 6 months to a year.

The location for rental property is fantastic as it's close to a growing university.

Until then I want to rent out various rooms as a university is close by and possibly keep one room for myself for weekend getaways.Currently the house has a kitchen and dining area over the garage.
