If you are not going to build 1k houses and year and do their job for them don’t bother using Universal Engineering Sciences.Has anyone had a similar experience with them?

Just don't go overboard to the point where you're bothering the tenants every other week or anything crazy like that.

I am actually going to glaze over this so the stains don't bother me, but that sticky residue has to go or the glaze won't go on or stick well. 

I wouldn't bother unless it's a higher end rental, like a nice sfr.

You need to surround yourself with a good team and a great accountant is an important player for your team.I don't pretend to understand all of the behind the scenes details, but I pay professionals to guide me through the legalities and IRS issues. 

There're PM that always asks me for final approval and there's also PM that's acting like they're the owner :) I don't even bother to ask anymore.

so its easy to say nationwide but very few are truly nationwide .. in some states the lending volume would be so low it makes no sense for the company to bother working there and going through the license requirements.
