No one cares for your property as much as you do, and getting paid for this repair will take some effort and a fair amount of luck.

So make sure to inspect carefully and add a contingency for overages, because there will always be something more than you originally thought.

Gotta be careful doing AirBnb and STR's down here with all the restrictions and regulations.I know people doing them successfully in Broward but it's very tough in Dade and Palm Beach.My guess would be that Broward is next on the list to tighten things up so just be prepared in case.

Like @Matt 'Roar' Gardner mentioned, I think guests booking on Airbnb take better care of the property knowing that we will review them just the same as they review us.

A lot of low LTV HML don't care about your credit.

Because of these issues and because Cozy is just basically an rent payments platform, we wound up moving to Tenant Cloud which not only allowed us to collect rent online but, we could do electronic lease signings and take care of renter's insurance right then and there.

One thing I must stress however, be sure to screen carefully. 

Where you need to be careful is if you are a mortgage note investor and do your own workout, if you pay someone via 1099 to collect a debt for you and they are not your employee - then they would need a license in many states.
