I like the idea of multi-family properties because we can get multiple doors on 1 loan, which as SF is 1 door per 1 loan...just my opinion from what I have read and learned so far.

So that means, if I want to BRRR this property and get *all* of the cash/hard money/private money/HELOC money that I put in to buy and fix it, then I should not spend more than a total of $120,000.If I don't mind leaving some money on the table, then I could go over $120,000, but the true idea of BRRRR is to get all (or more) of your initial money back at refinance time.If you' don't quite follow this just yet, no worries, just keep reading on BP and listening to podcasts!

I haven't bought a deal for a while but I have accumulated more funds - I'm planning on moving out of SoCal and FHAing a 4-unit wherever I end up, plus I have the money to buy another property in my East Coast market if I see something I like (I'll be back there next month visiting family, arguing down property taxes for my newest property at a hearing, working on my properties).Hopefully these ideas are inspiring.

I’m close enough to retirement age that I could make this my primary occupation within a few years and, with a little luck, invest on my own - but I like the idea of also investing other people’s money as a way to help grow their capital alongside my own.I’m fairly early on in my research but I am stuck on what seems a straight-forward tax problem.
