This site is definitely a gold mine of info on a variety of topics and I am incredibly happy to have stumbled upon it a few weeks ago.  

The hardest part is finding the deal.Definitely not a mentor but I work with/we buy from a lot of independent wholesalers and I have frequently needed to walk the wholesaler through the transaction once they have a prospective deal..even if they don't have it under contract yet. 

This 3rd mailing I'm getting more calls of the take me off your list variety. 

It's important to us a variety of mail pieces to appeal to the most amount of buyers.I only use Listsource for pulling my leads as well because I've found that it's the most reliable data and I can really niche down my list to get a good quality list.  

I end up saying this frequently, but in my 13 year+ career sometimes there is no substitute for working the phones.  

Have a website with (improving) SEO, have done bandit signs (but don't now), have done a variety of mailings. 

Is there a reason why 1st position is not as frequently acquired?  

As a learning investor, I frequently see ratings of neighborhoods, houses etc., but what does that really mean?
