Hi folks,

We have done direct marketing in the past to absentee owners. We got a 6% response rate.

We are looking to market more and would like to know your thoughts and experiences.

1. Letter or post card, which one do you think has a higher response rate?

2. Besides absentee owners, what are other targets in which you received a high response?

@Andresa Guidelli Letters have proven to receive better response rates than postcards.  4%+ vs. 0.5%.  Short letters like "I want to buy your house" will generally receive a higher response rate but lower quality leads.  Longer, professional letters will generally receive a lower response rate but higher quality leads.  It's important to us a variety of mail pieces to appeal to the most amount of buyers.

I only use Listsource for pulling my leads as well because I've found that it's the most reliable data and I can really niche down my list to get a good quality list.  Because I also am a builder/rehabber/wholesaler and do a lot of mailings myself, I've found that driving for dollars, my super list (see below) and my tax lien list perform very well.

A super list is when you find prospects that are over a number of different lead types.  i.e., a prospect that is an absentee owner, is on your driving for dollars list, and has tax liens.
