You should then receive a physical collateral file if not already an electronic one - Collateral file is a a file which contains all of the previous mortgage paper work including things like alonges, deeds, borrower personal information such as bank accounts and credit scores at the time of the sale, pretty much all the paperwork submitted, required at the time of the sale.

@Daniel Mills there are many good markets you can fined small MFR.The question is what are your criteria for good market and your buying criteria.Finding a market is one thing, and having a good team on the ground including property manager is another...I invest in Arkansass and Florida both have good smal MFR opportunities.

So if I am reading correct they will also manage the property but it seems that's not included with the HOA fee, it'd just be an extra cost.Knowing all this I'd definitely say this property won't cashflow.

I am hearing of some high LTV stuff and banks allowing seller seconds and people just treating money like it comes out of a water fountain I closed a deal last month at 100% borrowed including closing costs.
