It would be greatly appreciated if you guys/gals could give me some insight into the most independent, yet successful route that I should take when entering into the role of being a real estate listing agent/property manager.

I've driven by the place and the building itself seems to be in good shape, might need to get painted but, no major strucural damage.

pretty sure the 10k is for foundation problems but it could be less than that, the house will still need some touch ups after that but nothing major

Novice investors tend to ignore the beta in any given real estate transaction when it should be a major consideration particularly when working a creative financing transaction. 

These duplexes look nice and don't seem to need any major maintenance at this time. 

The major concern I have seen is Loan to value and debt to income.

I have not done any major research into the real estate exam yet, but was wondering if any attorneys have actually taken the test without taking an exam program.

A majority of my marketing efforts revolve around distressed property.
