If this is a flip, and he spent $150,000 on rehab, and he's trying to sell for $260,000.....Lets crunch some numbers.Lets assume he paid $65,000 for the property (1/2 way between the $40K and $90K he could have purchased the property for), with 3% closing costs...he'd have paid $66,950 for the house, then put in $150,000 in rehab puts him at an all in of $216,950.If he sold the house for $250,000, he'd be making a profit of $33,050, which would give him approximately 15% return on capital gain.

Chris, a drop box won't do much if someone skilled in searches and pretexting wants to locate you.The best was is not to own it, but hold transfer documents and assignments in trust and manage it for compensation by agreement, if you're active, the taxes are the same.

It'd be many thousands more to shore up the neighbors foundation and I have no idea what they spent to get the gas line ran or replace the heater.I'd say if you budget properly or "know a guy" that can take care of this for you, go for it, but I wouldn't count on a $500-$1,000 fix.

While it's nice to say thanks to those who give you advice, probably the best way to just say thanks is to bump that vote button, that's kinda what that's for, no, I'm not soliciting votes, but if you send a @mention and say thanks, this is what the person mentioned must do.Go to their in box and hit the mentions, then go to the mentions and hit the mention to that thread, then search that thread for the comment where they were mentioned.Then they get there and, it says "thanks for the advice" with no other response required.
