However, I do agree with you that if you do not have a solid income vacancies and unexpected repairs can be a major issue.

The biggest issue seems to be too many investors and not enough inventory.Anyway, they have recently begun taking reservations for an OPO, $10/share.  

Seems late for a mechanic's lien issue, especially if not addressed by title insurance before the sale. 

So because of this and a timing issue it looks like I will  have to use Western Union to get the money to my title company. 

I had violations issues, worked on them, called inspector to try to extend the due dates, and never hear back from him, until I received a summons to court.
