I was always told when something sounds to good to me true its is more than likely not true.

Better to me, to just negotiate harder on the facts of the property vs. the subjectivity of the tenants.

Can someone explain to me all the legal contracts you can put someone under during a wholesaling deal? 

This seems odd to me because in a perfect scenario you would get a HML to fund 100% of your deal with no money out of your pocket, rehab the house while paying your monthly interest payments to the HML, refi a few months later to pay them off but also cashing out and getting a nice chunk of cash?

Maybe there's no point to me finishing the course and I should just eat the cost?

As to why you would be charged a higher rate for a smaller loan amount seems odd to me?

Account Closed seems shady to me.

I probably would have re-signed and gotten the deal done with as little hassle to me as possible. 

I always have an easier time working with someone who came to me with a strong recommendation from a friend.
