@Timothy Taylor - If you aren't in the ADU pilot area then you need to understand what your building is currently zoned (Chicago zoning map website = https://gisapps.chicago.gov/Zo...) and see what you can build buy right.

If they turn 18 while in your unit it won't matter because you will only access offenses listed/charged as an adult, which would be none unless they're committing crimes as they live in your unit and turn 18. 

But if the seller was insistent on not offering a buyer agent commission ($1 offer), they could still do the flat fee MLS listing and get syndication to all the major websites.

You can also have them research the local foreclosure attorneys websites; many of them have their own listings.  

Anything not listed, either MLS, Loopnet, or broker website is off market.
