I do not check their passports either…they get paid per finished project. kitchen, bathroom etc. so far the system works out well.Gutted bathroom :Install durock, tiles around bath and on the floor, toilet, medicine cabinet, vanity, connect plumbing and paint = $800 labor for finished bathroom.

Siding that needs painted in a few years or a roof with only a few years of life left can be huge expenses. 

I imagine that it would remove the paint without damaging the brick.

I want to trade some labor painting/ landscaping/ whatever needs done for an investor in return to gain some knowledge on why they bought the property and dive into the numbers behind the deal.

Purchase price 119,500 will be replacing windows/paint/adding GFI in kitchen/bathroom with the loan.

Yet, food for thought, if it's the latter scenario, the offer to allow the buyer to select paint colors and finishes, etc. could be be valuable.

Needs 4 new windows and exterior paint, but otherwise pretty good. 

We involved his guys for paint, siding, carpentry, flooring, sheetrock, electrical, and demo/trash haul.

Plus I'll be done painting and cleaning windows etc, so I was concerned about dust.

Basement unit needs new appliances and some base board replaced and the upstairs needs a few holes patched, new carpet, paint, and appliances.
