Installing an HVAC is likely going to be a capital improvement(Assuming if the total cost is above $2,500) unless you can structure the invoice/payments to be eligible for the de minimis safe harbor election.

Maybe it’s the perfect house hack—live in one unit, rent the others—or the ideal BRRRR deal that just needs a little love before it starts printing cash flow.
