@Kristin Vegas your first and #1 problem is that your operating from a state of ignorance. 

In my opinion, with rental rates relatively stagnant in Tampa and interest rates still in the high 6s, it’s challenging to find a deal at 75% of value minus rehab, refinance it, and still cash flow.

This being my first deal, I ran into some problems after closing.

Although this will come with a high rates it would likely make more sense in the long run vs giving up equity.

@Ann Reagan What you are referring to is what we call a consolidation exchange, where you sell multiple properties to acquire a larger property in a 1031 exchange.There are a few options you could explore to make the exchange process smooth and more successful.The first option, as you mentioned is to sell them all as a portfolio.

As you say, the rate is higher, so I like to find strategies to pay off the LOC if possible.

@Eli Fazzo The 6% rate is a bit of a misnomer.
