I'll never again allow any tenant to rebuff me when I feel I need to check on my property. 

By talking with seller, you need to have a gut feeling of her selling point.First, do you have a seller who really wants to sell? 

Also, it feels a little weird to tell my brand new tenant that an appraiser will be coming through the house right after they moved in.

Although I understand his frustration I do feel he is being unreasonable.

Don't feel bad for anyone as some tenants make up sob stories for you can give them a break. they signed the lease and glad they are paying. it comes with the territory.

I said miiiiiiight because I have a feeling a lot of people in this area don't understand how much more expensive it got to live here because of "tax cuts".
