@Amiee Baker I don't know a whole lot about CRMs as far as features like autoresponder. 

QB will lock you in forever and if you get the desktop version, it is subscription based (force you to upgrade every 2 years or so to keep the features) so you might as well go cloud for basic busineses, imho.

Although it is possible to get better returns with real estate (with more work of course), that is not what clinched it for me.Probably the 2 main features that gives real estate the win for me are these:1.

The 25 year warranty is also a nice feature including the fact that you can transfer it to the new owners if you give them the receipt, just make a digital copy of your receipt for the cabinets, IKEA receipts fade with in a year or two.

I believe it even allows you to set multiple ringtones to differentiate the incoming calls, but, I'm not sure if this feature is phone specific or not.

I intend to move to another house in a few years, and I will make sure the future house will also have the right features to become a rental eventually.

Of course updates and features had a play on how long they stayed on the market.Most of those bordering towns are great for flipping in my opinion.

Flooring, cabinets are 5 year. decorative features are 5 years. walls are 27.5 year etc. appliances are 5 year. 

For example, you present your building plans, features, etc, and they will arrive at an appraised value for the finished product.
