What kind of plumbing is in the walls on a 100 yr old property, etc...These properties will be management intensive and even if you're outsourcing that, you're likely to get a stream of continual invoices for work being done and dealing with high vacancies.A PM in Milwaukee was just telling me about a client that was determined to buy a three family in a real war zone, because hey, it only costs 30k!

They could do "improvements" to the property like moving a wall because it gets in the way, or rewiring a few outlets because "it's fun" or re-plumbing a bathroom or two because they want the shower ""over there".20.

There are some repairs that can be done while all three units occupied (basement windows, lally columns, and some plumbing) so having consistent rents coming in during the couple of months would be great.
