Real estate investment is my end game and I’m willing to really bust my butt to get there - I’m just exploring my options to get me there as quick and cheap as possible.

Speaking just as an investor, I still would shy away from a HELOC for the simple fact that I am not certain how quickly I could pay it off/down. 

It is literally sitting on the edge of a small city (The Dalles, OR) and if city limits EVER expand, the property will quickly double or more in value. 

My HOA has stopped allowing access to the homeowners to both the sauna's and clubhouse. 

If you have 120k of credit you could access a portion of that (not all for investment properties, and you would probably need to look at local community banks.) 

If they abandon them inside the house, you can choose to put them out on the curb for them to pick up, since they won't have access to the interior any more, then dispose of the items from the curb 24 hours later (like an eviction) - but that's not strictly required.

I have heard I need to build a team along the way in order to get things done quickly :)
