I'm not sure how you would approach your friend to buy their property, but in terms of financing, you could always try for a conventional loan program (lesser property requirements, so you could swing a fixer upper pending how extensive the repairs needed are).

I just heard that starting in 2019, the City of Cudahy is going to require all property owners with a property that has 4 units or more to pay for private trash and recycling pick up.

So they said they can waive that requirement but instead, now need 6 months reserves ($35K)  which they do not have.

When you request a copy of the current tax roles from the county the treasurer's office will require you to sign a statement that reads that the records will NOT be used as a mailing list or phone list.

My wife recently purchased an 8000 watt electrical ceramic kiln, 240V 1 phase power, 33.6 amps.I am installing in the basement of my home (owner occupant, not in a municipality that requires an electrician's license):1. 50 amp dedicated breaker in the panel, per kiln manufacturer's recommendation.
