There are also many places in between full leverage and no leverage that may be the sweet spot for some.Lever up and reinvest (does not have to be in direct real estate) or loose the tax benefits.

@Jody Schnurrenberger I agree Jody - our area is kind of up and coming wine country so I think just owning the land would be a long term play - I could always develop it into a storage facility, apartments or duplexes or switch the tiny homes to airbnbs...the area is a little funky and right now I think the county could potentially approve a couple different ki ds of uses - or maybe not!

However, since there is more risk for a bank lending to a property in an LLC (because if you go under the bank is limited to the assets of the company, which are basically a building that/s probably under water) you will probably not get as sweet of an interest rate.

Cash flow, on the other hand, can be had for sure due to the low price point but if you want it to be sustainable you have to find the sweet spot (in my opinion) in some of the outer lying neighborhoods.

Or do you need to evaluate your individual scenario and find your sweet spot to mitigate the amount of risk you are taking on based on your monthly income, unforeseen repairs/expenses, negative cash flow from appreciating Hawaii properties, etc...?
