I assume they've also got agents who can help you buy off of the MLS.YUP no such thing as turn key in this market.. if your going to all the trouble to rehab a house your going to retail it.. no way are U going to sell it as a rental.. you would be leaving money on the table.. and no need.

Become a janitor then maybe a maintenance man, then a tradesman, etc.Once youre able to establish some serious skills, then maybe venture out to sales, commision type stuff, etc. youre ahead of your peers already, now u need to keep that gap.

I wound up purchasing this property with the 25k, and the seller took a promissory note, which after some more negotiating, was 15k.
