The guests have reached out to me for cancellation asking how lenient I am going to be with my policy and I've told them about AirBnB's policy on giving full refunds in regards to Covid-19...They then cancel and I have gotten the following from AirBnB:It appears that I can reject the cancellation and collect on my policy.

I am in between tenants and am even considering leaving the house vacant.To collect overdue rent, I believe in normal times you would serve them the appropriate form, and then file for eviction after 14 days.

This is still currently April 15th, or October 15th if you file a 6 month extension.

So I’m wondering since it is rent ready do I just get started on my first property and collect enough to rehab it in a few months?

I'm set to begin a pretty extensive remodel on my primary residence where we'll be adding a bedroom, bathroom, and re-configuring the kitchen.

Evictions that are in process might be delayed but the end result will be an unhappy one for tenants who have an eviction and collection on their credit bureau in the near future (or ever). 

Cameron, you should collect a security deposit after the applicant is approved, before you send the lease.

I am concerned with the county wide shut down order for COVID19 and the announcement that evictions are suspended for 60 days will affect my ability to collect rent. 

Or should we just try to boot one and then, what... collect no rent if they have nowhere to go because evictions are suspended?

I would remind them that an eviction and/or collection filing won't serve them well in the future nor give you any satisfaction so it's in everyone's best interest to "move on..."
