I know I still have much more research and reading to do, so what I am asking is if anyone can give me any suggestions on books to read or other resources to look at?

The old dinosaur war horses in the brokerage refer to those as "Golden Letters" because maybe they worked back in the horse and buggy days before humans evolved opposable thumbs, but today, nada. 

@Dareen AllieThat saying is utter BS.You can have the best deal in the world and if you can’t put it in front of somebody that understands that it is a deal AND has resources your contracted property is going to sit there.

Also, if anyone wants to steer me towards any helpful books or resources I'd love to hear them. 

If it is a manual read it could be human error.
